Why this guide exists.

A homeowner asking "who do I trust to fix my roof?" deserves a real answer, not a paid-placement tile grid. CoastalSDPros is North County's editorial guide to that answer.

(01) The problem

Directories optimize for ad spend, not for trust.

Most "find a contractor" platforms work the same way. A homeowner types in their zip code. The platform shows them whichever contractor is paying the most that month for placement — sometimes labeled, often not. Whether that contractor is actually any good is a coincidence.

That works for the platform. It rarely works for the homeowner. And it definitely doesn't work for the contractor with 25 years of real reviews who isn't willing to pay $80 per shared lead just to compete with someone who pays more.

(02) What we do instead

Magazine treatment. Transparent rubric. No paid placement.

Every contractor we feature has cleared a five-part check — real reviews, active license, NCSD-based crew, real photography, and customer-language match. The rubric is published on the homepage. If a contractor doesn't clear it, we don't list them, regardless of who asks or what they offer.

Once they clear it, every contractor gets the same magazine-feature treatment: real headline, real photography from the actual jobsite, written voice, story. Not a database row. Not a tile grid.

The contractor with the best reviews gets the best position. That's the moat.
(03) Who we are

A small editorial team, on the ground in NCSD.

CoastalSDPros is a publication of Roscoe Equity LLC, a small operating company building three local-services brands across North County. We live here. We hire here. We've personally hired tree-trimmers, plumbers, and roofers in these eight cities — and we've personally been burned by the wrong ones.

The editorial team is small on purpose. Less leverage to get pulled toward paid placement. Less reason to inflate the lineup. We rotate the order, we publish the rubric, and we never let payment override editorial judgment on who actually gets recommended in our buyer guides.

(04) Where the money comes from

Five streams. Editorial picks stay independent.

We make money five ways. None of them changes who gets recommended in a buyer guide. Paid placements are always clearly labeled.

First — contractor profiles. Free claim, $49/month verified, $299/month featured editorial placement, $599-999/month for top-of-city sponsorships. Featured slots are clearly labeled as paid. Editorial picks in our buyer guides come from a separate process and can't be bought.

Second — qualified lead routing. When homeowners request quotes, we route to vetted contractors. Per-lead fees by trade ($35 plumbing, $50 HVAC, $75-150 roofing, $100-250 remodeling). Featured tier includes a limited monthly allotment.

Third — newsletter sponsorships. Once The Coastal hits scale ($250-500/issue local sponsor, $750-1500 category sponsor, $2000+ exclusive). Always labeled, always above the fold of the sponsorship section, never inside the editorial body.

Fourth — quarterly market reports. Bloomberg-style data deliverables for industry buyers (insurers, suppliers, journalists). We don't sell contractor contact details and the reports never recommend specific firms.

Fifth — Roscoe Site Pro cross-sell. If a contractor we list wants help with their own marketing, we'll introduce them to our sister agency. We disclose that on every signup form. The introduction has no bearing on editorial coverage.

(05) What we'll never do

Hard-published bans.

We publish what we won't do because the line matters more than the offer. If we crossed any of these, the brand would be over the same week.

  • Read every review we cite, before we cite it
  • Get written permission before publishing any contractor's photography
  • Disclose Roscoe Site Pro affiliation in plain language
  • Rotate listing order so no contractor gets a permanent first slot

Never

  • Take payment to influence buyer-guide recommendations
  • Show paid placement without a clear "Sponsored" or "Featured" label
  • Publish AI-generated photos of contractor work
  • Fabricate reviews, awards, or customer testimonials
  • Sell contractor contact details to third parties
