San Diego home maintenance schedule: coastal tasks by season.

This San Diego home maintenance schedule is built around salt air, the marine layer, mineral scale from the water supply and the winter rain season. It is written for North County coastal homes. Every figure carries its source and the day that source was read; where a figure belongs to your address rather than the region, the page says so and sends you to the agency that publishes it.

Safety boundary: this is a visual reminder list, not repair or emergency instruction. Do not climb onto a roof, enter a hot or wet attic, open an electrical panel, operate unfamiliar gas or water equipment, or service powered equipment based on this page. How this works

The checklist is written for coastal San Diego County conditions: salt air, the late-spring and early-summer marine layer, mineral scale from the water supply, and winter rain. Nothing is scored, ranked or calculated. Every item is an action you take and something to look at. Every factual statement on this page carries the source it came from and the date that source was read. Your city, your distance from the ocean and your build era filter which items are shown; with JavaScript switched off every item is shown instead, and each one is labeled with the homes it applies to. Ticks are saved in this browser only and are never sent anywhere.

What it does not tell you

It does not inspect your home, diagnose a fault, price a repair, or tell you whether you need a contractor. It does not know the water hardness at your address, your permit history, or what your HOA allows. We left out every efficiency-loss percentage, appliance-lifespan figure, annual-cost figure and corrosion-rate multiplier that we could not trace to a named source we had read ourselves, so those numbers are not on this page at all. A ticked box records that you looked, not that anything is sound.

Look behind the water heater for earthquake strapping. California law states that all new and replacement water heaters, and all existing residential water heaters, shall be braced, anchored, or strapped to resist falling or horizontal displacement due to earthquake motion. Photograph the water heater data plate and the pipes above it. Brand, model, serial and capacity in one photo. When a plumber asks what you have, the photo answers it, and two plumbers pricing the same photo are pricing the same job. Every home
Look up the hardness figure in your own water provider's latest report. Every provider publishes an annual water quality report with a hardness line in it. That number is the one that applies to your tap. Published third-party figures for these cities disagree with one another, which is why this page does not print one. Before the winter rains — September to November

The region's rain arrives in the cooler months. This is the window where a roof or drainage problem is still cheap.

From the ground, note blocked gutters and where downspouts discharge. Do not climb a ladder or roof based on this checklist. Photograph visible overflow, blockage, or discharge near the foundation for the professional you call. Every home
From the ground, look at every metal flashing and roof penetration. Flashings, vent collars and the metal around chimneys and skylights are where a coastal roof usually shows its age first, because they are the metal parts sitting in salt-carrying damp air. Binoculars are safer than a ladder. Photograph anything rusty, lifted or open. Within about 5 miles of the coast
On a tile roof, look for slipped, cracked or chalk-stained tiles. Tile is a covering; the waterproofing is the underlayment beneath it. Tiles out of line, broken corners, or white chalky staining are the visible signs worth photographing and asking a roofer about — the underlayment is what they will actually be assessing. Walk the perimeter and check the ground slopes away from the house. Also clear every area drain and yard inlet you can find. A blocked inlet you never knew about is a common reason water shows up indoors during the first heavy storm. Every home
Check the seals on doors and windows on the weather side. On an older house the weather side is where perished seals, dried caulk and swollen timber show up first. Press the caulk with a fingernail: if it crumbles, it is no longer sealing anything. Built before about 1995
Check that attic and roof vents are open and unblocked. Inland North County swings hot and dry rather than damp. Blocked vents show up as an attic that stays hot long after sunset, and as insulation that has been pushed over the vent openings. Look with a torch before you close the hatch. The rain months — December to March

Rain is the only free leak test you will get. These four are done while it is actually raining, or the morning after.

After the first real storm, walk every ceiling and the tops of the walls. Look where the ceiling meets an exterior wall, and above every window. A faint ring the size of a saucer today is the same leak that becomes a repair with a drywall line in it by March. Photograph it with the date. Every home
During rain, stay in the occupied space and record visible ceiling or wall leaks. Do not enter a wet attic or approach wet electrical equipment. Photograph the interior location and let a qualified professional inspect the attic. Every home
Mark any spot in the yard that still holds water a day later. Standing water against a foundation or under a slab edge is a drainage question, not a plumbing one, and the two get quoted by different trades. Knowing which you have saves a wasted call-out. Every home
Check under every sink and around the base of the water heater. Run a dry hand along the underside of each trap and along the floor at the heater. Damp, a stain, a crust or a lifted patch of floor is worth recording. Write down what you found and where, rather than guessing at the cause. Every home

Spring reset — March to May

The dry-out window. Rain damage is visible, contractors are not yet in summer backlog, and salt from the winter is still sitting on everything.

Rinse the salt off exterior metal with plain fresh water. Railings, light fittings, gate and door hardware, the garage door track and its springs, hose bibs, and any exposed fastener. Plain water and a soft brush. This is the cheapest maintenance a coastal house gets. Within about 5 miles of the coast
Wash the seaward windows and note whether the haze comes off. Film that washes away is deposit. Haze that stays after a proper clean is a different problem and a different quote — it is worth knowing which one you have before someone tells you. Within about 5 miles of the coast
Open and close every window, slider and gate that has metal hardware. Rollers, catches, locks and hinges near the coast stiffen before they fail. A slider that needs two hands this spring is the one that will not lock next winter. Note which ones and which rooms. Within about 5 miles of the coast
Press a thumb into exposed wood trim, fascia, eaves and siding. On an older house with original timber, soft spots, dark staining and paint that lifts in sheets are what decades of damp mornings look like. Mark every soft spot with tape before you call anyone, so the quote covers the whole run rather than the one board they were shown. Built before about 1978
Run the irrigation and watch where the spray actually lands. Sprinklers that hit stucco, siding, a fence post or an air conditioning unit are watering the building. Overspray onto metal is salt and minerals delivered daily, whether or not you live near the beach. Every home
Turn the winter list into one written scope and get it priced. Everything you photographed between December and March goes on one page, and every company prices that same page. Spring is when you can still choose who does the work rather than who is available. Every home

Marine layer and summer — May to August

Late spring and early summer bring long damp overnight-to-midday cloud along this coast, locally called May Gray and June Gloom. Damp that burns off by noon still spends half the day on your house.

From outside the equipment, photograph visible corrosion or damaged fins on the outdoor air-conditioning unit. Do not open, disconnect, rinse, or service powered equipment based on this checklist. Give the photos to a qualified HVAC professional. Within about 5 miles of the coast
Open the closets and cupboards that back onto an exterior wall. A closed closet on a north or seaward wall stays damp through a gloomy fortnight. Musty smell, cold patches, or dark specks on the back wall or on stored fabric are what to look for, and where. Within about 5 miles of the coast
Record unusual water-heater noise or visible leakage without opening the drain valve. Do not operate the drain valve based on this checklist; hot water, pressure, and a valve that will not reseal can create a hazard. Report what you observed to a licensed plumber. Every home
Unscrew one faucet aerator and take down one showerhead. The screen is a free sample of what your water is depositing everywhere else in the house. Note how long it has been since you last cleaned it and how much came off — that is a measurement you took, on your own fixtures. Every home
If the house has a softener or whole-house filter, check the salt and the filter date. Newer North County tracts often came with treatment equipment fitted. Equipment that has been out of salt or out of filter for a year is doing nothing, and the household usually has no idea. Write the date on the housing when you change it. Built 1995 or later
Do not enter a hot attic; ask a qualified professional to evaluate ventilation if the occupied rooms overheat. A hot attic can be unsafe to enter and this checklist cannot diagnose ventilation. Record when and where the occupied space overheats instead. More than about 5 miles inland

What we checked, and where it came from

Water heater bracing — California, all six cities

Required by state law

Health and Safety Code section 19211 states that all new and replacement water heaters, and all existing residential water heaters, shall be braced, anchored, or strapped to resist falling or horizontal displacement due to earthquake motion. The same section also requires a seller of residential property to confirm in writing to the buyer that the requirement has been met.

What counts as very hard water

More than 180 mg/L as calcium carbonate

The USGS scale is: 0 to 60 mg/L soft, 61 to 120 mg/L moderately hard, 121 to 180 mg/L hard, more than 180 mg/L very hard. Some water reports print grains per gallon instead; one grain per US gallon is about 17.1 mg/L by unit definition, so the very-hard threshold is about 10.5 grains per gallon. This is the scale, not a measurement of your water — that number is in your own provider's report, listed by city below.

Water-efficiency rebates — regional programme

$85 washers · $40 per premium toilet · $2 per nozzle

Read on the SoCal Water$mart site: high-efficiency clothes washer rebates start at $85; premium high-efficiency toilets using 1.1 gallons per flush or less are $40 per toilet; qualified sprinkler nozzles are $2 per nozzle with a minimum of 30 nozzles per site. The programme states that rebates may vary by water agency and are based on the availability of funding, so confirm the current amount with your own provider before you buy anything. No per-square-foot turf figure was published on the page we read, so none is printed here.

Energy rebates for water heaters, heat pumps and thermostats

We did not read a current energy-rebate programme page for this build, so no amount, no programme name and no eligibility rule is printed. Our research file contained several, and every one of them is left out for that reason. Energy incentives are also the fastest-moving figures on a page like this, so anything you see quoted elsewhere is worth confirming on the utility's own page on the day you rely on it.

What we did not publish, and why

Our internal research file for this page contained a number of striking figures: an efficiency loss percentage for scaled water heaters, a shortened appliance lifespan, an annual household cost of hard water, a percentage of heat-exchange capacity lost to salt corrosion, a multiplier for how much faster coastal metal corrodes, and a per-city grains-per-gallon table. Not one of them is on this page.

None could be traced back to a named source that we had read ourselves.
Where we did go looking, published hardness figures for the same city disagreed with each other by a wide margin, which is exactly why we send you to your own provider instead.
A figure with no source is not a smaller version of a fact. It is a different kind of thing, and it does not belong next to the ones above.

If a figure here ever stops carrying a source and a date, treat that as a defect and tell us.

Your city: who publishes your water number, and who issues your permit

Permit rules are not the same across these six cities, and neither is the agency that bills you for water. Both matter before you hire anyone. Nothing below is a ranking, and no city or company paid to appear.
