The templates, in the order you will need them

    Send the same job, word for word, to every company you ask. 3 prices only line up when 3 companies priced the same work. Every other sheet here builds on this one.

    It also logs which company got the brief and when. So you know who has had it and who is late.

  • Walkthrough question list

    20 questions to ask while the pro is standing in the room. Each one has a box for what you were told. Print it and take it with you.

    It does not grade anyone. It does not say what a good answer sounds like. It just gets the cheap questions asked while they are still cheap.

  • Bid comparison sheet

    See 3 bids side by side. The rows show what each bid covers and what it leaves out. They track permits, haul-off, patch and paint, brands and models, named subs, and change orders.

    There is no total row and no score. Each line a bid skips comes back as a question you can send.

    When the written bids arrive

  • Project log

    Write the date, who was on site, what changed, and what was agreed. It takes 5 minutes at the end of each work day.

    Nobody wants this template. Then one day somebody says "we discussed that." And nobody wrote it down. The log is your answer.

What is not in this library, and why

There is no contract template here. That means no contract, no payment form with set figures, no lien notice, and no demand letter. A form that looks official gets signed. A template that says what a contract must contain is legal advice. Careful wording does not change that. Coastal SD Pros is not a law firm and will not act like one. The tool that came closest to this line was removed for that reason.

There is no payment planner here either. We thought about one and left it out. Every honest version ends up saying what a deposit or final payment should be. That is the same problem in a friendlier font. The question survives instead of the plan. The bid comparison sheet asks if each payment is tied to a named piece of finished work. The walkthrough list has you ask the pro the same thing. For the real rules, read CSLB's own pages. They keep them current.

No template here scores, grades or ranks a business. None of them makes a total, a rating, a star, or a verdict on a company. That will not change. They record what a document says and what a day held. What that is worth is yours to judge.

The templates and the tools are two halves of the same job

A template is a document you take away. A tool works something out while you are here. They overlap on purpose. Where they do, use the one that fits your day.

  • Get three comparable quotes — the guided version of the scope brief. Pick a plumbing job type and it drops that job's own include list into the text. Use it when the job is plumbing and you want the words picked for you. Use the scope brief template when you want a blank that fits any trade.
  • Quote gap analyzer — digs deep into one bid, with lines tuned to your job type. Use it on the bid you are closest to taking. Use the bid comparison sheet to see all 3 at once.
  • Read a CSLB record — what a public license record can and cannot tell you. Read it before you let anyone into the house.

How these handle what you type

Every template runs in your browser. Your answers save on your own device, so you can come back to them. Each page has a button that clears them. Nothing is uploaded and nothing is emailed. There is no server behind these pages, no tracking on your answers, and no contractor on the other end. When you download a file, your device builds it from what you typed.
