Facts about Coastal SD Pros
What this site is, where its data comes from and how often it changes.
- What Coastal SD Pros is
- A directory of home-service contractors in North County San Diego. Every business is listed free, nothing on the site can be bought, and CSDP gives no ratings of its own.
- Coverage
- 21 trades across 18 North County communities, with 2,938 businesses listed (2,934 observed Sep 30, 2026 and 4 observed Oct 10, 2026).
The 18 communities
Oceanside, Carlsbad, Encinitas, Solana Beach, Del Mar, Vista, San Marcos, Escondido, Fallbrook, Bonsall, Valley Center, Rancho Santa Fe, Poway, Ramona, Rancho Bernardo, Carmel Valley, Rancho Peñasquitos, 4S Ranch.
- Order of every list
- Owner-confirmed listings come first (a dated confirmation inside the last 90 days), then A–Z. Nothing else moves a listing, including payment, a license record, membership or a purchase from Roscoe Site Pro.
- License data
- Status, class, bond and workers' comp from the Contractors State License Board (cslb.ca.gov), with the read date (last read Oct 14, 2026). 1,487 of 2,938 listings have a matched record. Where there is none, CSDP hasn't matched one yet, so ask the business for its number.
- Listing data
- Name, phone, website, address and listed cities, from the business's public Google Maps listing, observed Sep 30 and Oct 10, 2026. "Based in" is the observed business locality; "serves" is confirmed by the owner.
- Reviews
- Each outside site's rating and review count, dated and linked to the source (Google: 2,319 listings, observed Sep 30 and Oct 10, 2026). Profiles also quote up to 10 of the newest Google reviews and the business’s public replies, read Oct 10, 2026: reviewers by first name only; a reviewer’s surname in a reply is shortened; no reviewer photos or profile links. Outside ratings and reviews never change the order.
- Google Business Profile
- Categories, hours, services, the business's own description and the attributes it set on Google, read Oct 2, 2026 for 2,940 listings, 1,808 with a description. The description is quoted under the business's name, credited to the business and not checked by CSDP.
What else shows
Attributes are things like who owns the business, or online estimates. They show as dated facts in the listing details. Where a business has no description, the profile shows its trade and city under its name.
- Permit records
- Building and trade permits from five city permit offices, read Oct 3, 2026: 2,734 permits matched to 248 licensed businesses. They show on those profiles and on the city pages, without street addresses. Other cities' permit records are not used yet.
How each city's records were read
San Diego (public-domain open data, from January 2024), Carlsbad (monthly Building Permits Issued reports, from January 2024), Vista (Issued Building Permits reports, from January 2024), San Marcos (monthly Issued Building Reports, January to September 2026, the only months online) and Escondido (weekly Permits Issued reports, June 15 to August 21, 2026; the City takes older weeks down). Permits are matched by name in four cities, and by the CSLB license number Escondido prints. A name that is another license's exact legal name (the same name plus Inc, for example) is not matched.
- Listing curation
- 7 suspected spam listings removed and 173 trade filings corrected, so licensed businesses appear only under trades their CSLB license covers. Every change is logged with its reason.
- How pages are made
- Software builds the directory pages from the sources above, each with its read date. AI tools helped write the site’s text. Facts about a business come only from the sources.
- Owner confirmation
- An owner confirms a listing free at /pro-desk/claim/ with their name, role, cell, email and the ways they agree to be reached. A person on the CSDP team reviews each claim, and owners re-confirm every 90 days. A confirmed listing gets the Owner-confirmed label and badge and comes first. Owners who aren’t listed yet add their business at /pro-desk/add/; a person checks the license on the CSLB site before it publishes.
- Distinctions
- Earned by the published criteria on /distinctions/ and recalculated on a schedule. They cannot be bought and never change the order of a list.
- Refresh cadence
- Listings are re-observed on each directory fill (last Sep 30, 2026) and licenses re-read on a schedule (last Oct 14, 2026). Every change is dated on the profile.
- Ownership
- Coastal SD Pros and Roscoe Site Pro are run by the same company, and Joshua Lyman runs both. RSP sells contractors a phone-and-website system. Buying it has no effect on a CSDP listing, and the relationship is disclosed wherever RSP appears.
- Corrections
- Any business or homeowner can request a correction at /corrections/. Corrections to public-record fields are checked against the source record before anything changes.
